64 Princes Street, Edinburgh

The redevelopment at 64 Princes Street, consists of a mixed use façade retention of a Category B listed building, re-use of existing structure and new build block to Rose Street. The works included retail spaces across two floors for Uniqlo, a Premier Inn Hotel on upper levels and 9500sqft rooftop office spaces with terrace.

This mixed-use redevelopment of the B-listed former BHS store on Princes Street retains retail and leisure space on the basement level, ground and upper ground floors, whilst a former building on Rose Street was demolished to allow for the creation of a new building with retail units accessed directly from Rose Street, along with the entrance to a 136-bed hotel and rooftop offices with terrace. The hotel and rooftop office are on the upper levels of both the Princes Street building and the Rose Street building with access provided through a new bridge link over Rose Street South Lane.

The proposal repurposes this building by clearly defining prime retail spaces at the basement level, lower ground floor and upper ground floor to Princes Street building, while introducing new uses on Rose Street and the upper floors of the Princes Street building. A new hotel on Rose Street and a unique rooftop office to take advantage of the spectacular open views South towards Princes Street Gardens, The Royal Mile and Edinburgh Castle.
