64 Princes Street, Edinburgh
This mixed-use redevelopment of the B-listed former BHS store on Princes Street retains retail space (Class 1) on the basement, ground and upper ground floor levels, whilst a former building on Rose Street was demolished to allow for the creation of a new building with two restaurants/retail units (Class 3 / Class 1) accessed directly from Rose Street, along with the entrance to a 136-bed hotel (Class 7) and a rooftop restaurant (Class 3). The hotel and rooftop restaurant are on the upper levels of both the Princes Street building and the Rose Street building with access provided through a new bridge link over Rose Street South Lane.
The proposal repurposes this building by clearly defining prime retail space at the basement level, lower ground floor and upper ground floor to Princes Street building, while introducing new uses on Rose Street and the upper floors of the Princes Street building. A new hotel, restaurant uses on Rose Street and a unique rooftop restaurant to take advantage of the spectacular open views South towards Princes Street Gardens, The Royal Mile and Edinburgh Castle.
